The real estate market is still booming in Summit County and even though inventory is up from where it was at the beginning of the summer, buyers still need to act quickly.

One prime example is our listing at 1108 Royal Buffalo Dr, Silverthorne, CO. This beautiful, custom built 2 bedroom, 2 bath home is situated on a half acre lot with breathtaking views of the Gore Range. It went on the market on Thursday evening, received countless offers throughout the weekend and was under contract by Monday.

We had showings in the double digits and an open house with constant traffic. The most remarked upon features of the house were the location, the views and the dream three car garage!

Was this house for Everyone?

The short answer is no. There were people looking that wanted a three bedroom, or another bathroom, or were looking for more entertaining space or a different kitchen configuration. This house was not for them, even with the potential to add an addition or remodel areas to their taste. It’s very important to evaluate your family’s housing needs and wants, in addition to your budget, before you start the house hunting process. This will put you in a better position when you’re ready to make an offer.

The importance of your best offer

In this market working with a local real estate professional is key in helping to navigate the current market conditions and advise you on making the most attractive offer. As of mid August, there were approximately 220 active listings on the market in Summit County and the ratio of sales price to list price was 103%. While there are certainly some homes that are over valued, most are going for over asking price. The last thing you want to do as a buyer is make an offer that is inconsistent with the current market. A local professional can help.
